01 June 2021 marked an important change in the world of residential Landlord & Tenant possession proceedings
The Section 21 Notice that was extended to a 6 month notice was reduced to 4 month notice
The Section 8 Notice that was also extended to a 4 week notice requiring 6 months’ arrears was reduced to a 4 week notice requiring 4 months’ arrears
We also saw the introduction of a Section 8 Notice of 4 months when the arrears are less than 4 months
The courts are holding possession hearings
The country court bailiffs are able to enforce possession orders
Changes are gradually being made, giving a more positive outlook to those Landlord who have been unable to take possession of their properties back during the Coronavirus pandemic
